Continued success for G&T and MEPC

Planning application submitted for 4 Angel Square, part of MEPC鈥檚 mixed-use NOMA development in Manchester. 

Following on from the success of the Wellington Place development in Leeds, G&T is working with developer MEPC on a new office at NOMA in Manchester. NOMA is a 20-acre, mixed-use destination north of the city centre, currently the largest development site in the North West. As part of the development a planning application has been submitted for 4 Angel Square, which covers a site on the corner of Miller Street and Corporation Street.

The 11-storey building, designed by architect SimpsonHaugh will comprise 200,000 sq ft of premium office space with work due to start middle of next year. The floorplates will be approx. 19,000 sq ft across nine floors, with the upper floor standing at 16,450 sq ft, along with a 3,000 sq ft roof terrace. Around 7,300 sq ft on the ground floor is set aside for a food and beverage unit, while a 32,000 sq ft basement will include plant and 57 car parking spaces, along with 212 cycle spaces.

G&T is acting as project and cost manager on the development, due for completion in 2020.

4 Angel Square will bring some much needed supply to the Manchester office market, with demand for high quality workspace outstripping current supply. We鈥檙e excited to be submitting our proposals to the city council.鈥

When complete, NOMA is expected to provide 2.5m sq ft of new-build and renovated office space alongside housing, public realm, retail and leisure facilities.

In other news, MEPC announced the next phase in their Leeds Wellington Place development. Building No. 12 will soon break ground, with work starting on site before the end of 2019. Not only is no.12 the tallest building on the site, it also marks the halfway point of the development.
