Tables and chairs in restaurant next to large floor to ceiling windows

Nipotina

The newest addition to LSL Capital's London portfolio transforms the former retail space at 49 South Audley Street into a premium local Italian restaurant.

Spanning both the ground and basement floors, the fit-out included a high-specification front-of-house dining area, a fully equipped catering kitchen and the installation of a new external kitchen extract riser which has been clad in brick to create a faux chimney, enabling this to remain in keeping with the existing landscape.

G&T was appointed ahead of time to assemble a team to undertake the initial complex planning and change of use process.  Once both the planning and licensing applications were approved, we procured the remainder of the project team and managed the process through design, landlord approvals, contractor procurement and finally construction.

The space was designed by Fabled Studio and delivered by LEAN Projects, who overcame a number of challenges in order to repurpose the retail shell to support the new dining and catering spaces.
